Local Market Update – May 2025

This spring, we’re seeing a notable shift in the Seattle-area real estate landscape. Inventory is growing rapidly as more sellers list their homes—but buyers are moving a bit more carefully. Across the region, active listings are up significantly from last year, while pending and closed sales have slowed, pointing to some buyer hesitation amid broader economic uncertainties.

In King County, the median home price rose 5% from last year to $1,030,000 in April. Inventory surged by 70%, but pending sales dipped 9% and closed sales declined slightly by 2%. Still, demand remains healthy for well-positioned homes—67% sold at or above list price. The condo market held steady, with a median price of $579,950 and a 74% jump in listings.

Seattle continues to be competitive for buyers who are ready to make a move. While listings rose 47% compared to last year, 65% of residential sales still closed at or above asking. The median price for single-family homes reached $1,025,000—up 3% year-over-year. Condo prices remained stable at $598,000, with condo inventory also up 47%.

Over on the Eastside, inventory expanded dramatically, with a 125% increase in active listings. Yet homes are still moving—92% sold within 30 days and 75% closed at or above list price. The median home price ticked up slightly to $1,697,500. Condo prices rose 4% to $754,500, alongside a 165% increase in listings.

In Snohomish County, prices held steady, with a median residential price of $799,950. While 84% of homes still sold within a month, buyer enthusiasm eased a bit—reflected in a 4% drop in pending sales and a decrease in homes selling at or above list price (down to 65% from 76% last year). Condo prices dipped slightly, and listings rose by more than 100%.

As we head further into the peak homebuying season, the big story is this widening gap between growing supply and more deliberate demand. Whether prices level out or begin to shift will depend on how buyers and sellers respond in the coming months.
